July 2026 Las Vegas MLS data shows more single-family listings
Las Vegas REALTORS® reported higher month-end single-family inventory in July 2026, while condo and townhouse listings held nearly level from June. Sales moved in different directions by property type.

Inventory carried into the end of July with 9,811 single-family residential units listed, according to Las Vegas REALTORS® reporting based on Multiple Listing Service data. That count was up 1.9% from June 2026 and 4.2% from July 2025.
Condo and townhouse listings totaled 3,329 at month-end. That was down 0.3% from June and up 3.2% from a year earlier.
Listings without offers
The month-end totals included a substantial number of listings without pending or contingent offers. For single-family homes, 7,442 listings had no pending or contingent offer. For condos and townhouses, 2,719 listings were in that category.
Those figures give you a more specific read on available listed inventory than the total listing count alone, because they separate properties already tied to pending or contingent offers from those without that status.
July sales and median prices
During July, 2,046 single-family homes sold. That was down 11.1% from June and up 1.2% from July 2025.
Condo and townhouse sales totaled 541 units. That count was up 3.8% from June and down 1.1% year over year.
The median sold price was $480,000 for single-family homes and $290,000 for condo and townhouse units.
