Nevada publishes ninth edition of residential disclosure guide
The Nevada Real Estate Division says the May 2026 revision updates several residential disclosure topics. Its notice says licensees are required to distribute the guide to prospective buyers and sellers in residential real estate transactions.

Nevada’s residential-disclosure reference has moved to its Ninth Edition, revised May 2026, with the Real Estate Division identifying several areas licensees should recognize in residential transactions.
The Division says the guide is published pursuant to NRS 645.194. Its notice also says licensees are required to distribute the Residential Disclosure Guide to prospective buyers and sellers in residential real estate transactions.
Areas identified in the Division’s summary
The Division’s summary says recent changes include revisions to the Public Offering Statement section for common-interest communities and condominium hotels.
It also identifies updated references to the consolidated Waiver and Authorization to Negotiate Directly with the Client form.
A new Restrictive Covenant Modification disclosure section addresses removal of discriminatory property restrictions under NRS 111.237.
The Environmental Hazards section has also been expanded. The Division’s summary says the section recommends well testing by a laboratory certified by the State of Nevada Environmental Commission and emphasizes buyer due diligence.
